The cottage is situated in Lower Tutwell, a peaceful hamlet on the Cornish side of the Tamar Valley, surrounded by fields, woods and old orchards with stunning views towards Dartmoor in the east. Spring Cottage is roughly equidistant between Launceston, Tavistock and Callington and 15 minutes’ drive from the A30 and 2.5 miles from the A388 Launceston to Plymouth road.

The lane into Lower Tutwell serves around 15 cottages, it doesn’t lead to anywhere else, is single width with occasional passing places and drops away towards the River Tamar although there are no rights of way to the riverbank itself.

There is ample off-road guest parking in the garden on a level gravelled surface; stepping stones lead 20m across a gently-rising lawn towards the far door – there is one shallow step of 7cm from the lawn to the gravelled/paved patio and up two further steps of 20cm to the threshold – please be aware that while the doorway is a standard width of 82cm, the height is reduced at only 155cms so please mind your heads.

The ground floor has a well-equipped kitchen (fridge with icebox, built-under fan oven, microwave oven, slimline dishwasher, single bowl/drainer sink, 4 zone ceramic hob, worktops and storage etc) plus dining table for 2; the area for leather sofa and armchair plus side tables facing the inglenook and television is carpeted and topped by rugs. There is a landline for you to make and receive calls in the absence of a reliable mobile signal; there is a WiFi connection just inside the entrance door on the left hand side.

The door to the first floor bedroom (carpeted with rugs) is immediately to your right as you enter the cottage via a winding staircase of 9 steps, each with a rise of 26cms. Also upstairs is the en-suite bathroom (vinyl floor, large walk-in shower with adjustable height shower head, freestanding roll top bath with mixer tap, hand basin and w.c.) The upstairs floors slope gently – not unusual in a cottage of this age.

The 5ft “sleigh” bed has a deep pocket sprung mattress, freshly laundered cotton bed linens, scatter cushions, hypoallergenic dual/triple tog duvet (fully adjustable to be 4.5, 9 or 13.5 tog) and a choice of feather and non-allergenic pillows; extra lightweight blankets can be found in the blanket box.

Through the curtained door to the left of the inglenook fireplace is a shared utility room (vinyl floor) with washing/dryer, detergent and more cleaning equipment/materials in the undersink cupboard; 2 steps down to w.c.
